Why Does My AC Smell Bad? Common Causes for Arizona Homeowners

By Matthew Farabee, Owner & HVAC Technician7 min read

You turn on the AC after a few weeks off and your whole house smells like a wet basement. Or worse — something burning. In Arizona, where your AC runs most of the year, strange smells are more than just unpleasant. They can signal mold growth, electrical problems, or even pest issues in your ductwork.

Here's what each smell means and what to do about it.

    Musty or Moldy Smell

This is the most common AC odor complaint in Mesa and the East Valley. Despite our dry climate, moisture collects on your evaporator coil and in the drain pan every time the AC runs. If the condensate drain gets clogged or the pan doesn't drain properly, that moisture breeds mold and mildew.

The fix: Schedule a professional coil cleaning and have the condensate drain flushed. Change your air filter and consider adding a UV light to your system to prevent future growth.

    Burning or Electrical Smell

A burning smell when you first turn on your heating system after months of AC-only use is often just dust burning off the heat strips — it's normal and should clear within 30 minutes. But if you smell burning plastic, melting rubber, or an acrid electrical odor during normal operation, turn off the system immediately and call an HVAC technician. This could indicate an overheating motor, damaged wiring, or a failing capacitor.

    Rotten Egg or Sulfur Smell

This usually means something died in your ductwork. In Arizona, small rodents, birds, and lizards occasionally find their way into attic ductwork. A rotten smell that gets worse when the AC runs points to a deceased animal in the ducts. A professional can locate and remove it, then sanitize the affected section.

    Chemical or Sweet Smell

A sweet, chemical-like odor near your AC unit could indicate a refrigerant leak. Refrigerant is harmful to breathe and a leak means your system is losing cooling capacity. If you notice this smell along with reduced cooling performance, call for service right away.

    When to Call a Professional

If any smell persists beyond a few minutes, gets stronger when the AC runs, or is accompanied by reduced cooling or unusual noises, don't ignore it. Most AC odor issues in Arizona homes are fixable with a professional cleaning and inspection.
